Sladka Voda is a village with declining
functions. There are only five or six
inhabited houses. It is mainly used as a
recreation area, there are four or five
holiday homes visited by its owners only
during the weekends. The village is situated
in the eastern slopes of Stara Planina, in
the Dulgopol municipality, 10 km away from
the train station and the shops in the
community center. The distance from Sladka
Voda to Varna is 70 km and to Burgas – 80
km. The nearest beach is 56 km away. Nature
here is well preserved and very clean. There
is a hunting area nearby and the lake
Tsonevo is suitable for fishing and water
sports. The village is the last point on the
road so there is hardly any vehicles passing
trough, something that makes the place an
excellent escape spot, free from the city
noise, pollution and vanity.
The lot is accessed by a turn off the main
road , directly into the courtyard. There is
a parking space for up to six cars and an
area of around 700 m2 is surrounded by a
fence. There are two buildings on the lot
with a pool in the middle and a house for
the guard dogs . The two houses on the
estate are made of of natural building
materials: stone, wood, oak and bricks. They
are perfectly well built and a good strong
construction is guaranteed.
The small house was built during 2001 – 2002
, its walls are sixty cm thick, made of
stone on the outside and bricks on the
inside. This thickness provides climate
comfort, as the place is cool in summer time
and warm in winter time. The house has a 35
m2 living room with a kitchen equipped with
a counter top with a sink and a built-in
hob, washing machine, dishwasher and a
refrigerator. There is also a wood stove
suitable for heating and cooking. There is a
big shed outside, perfect for summer use and
family gatherings. There is a fireplace
underneath, an electric hob, an oven with a
grill and a small refrigerator. On the other
side of the shed there are two bedrooms with
a bathroom and a toilet. The windows are
made of solid oak and glass.
The big house was built in 2007. It has two
floors, but because of the sloping terrain
we get to see only the second floor from the
main road. It is also made of stone, wood
and bricks but there is a reinforced
concrete slab between the floors with an
inslulation on the top, laminate in the
bedrooms and plasterboard on the ceiling of
the first floor. There is a large relaxation
room with direct exit to the yard from the
ground floor, a separate bedroom with a
bathroom, two large indoor warehouses,
suitable for a workshop or a wine cellar and
a separate toilet. From this room we can
enter the spa facility equipped with a
double italian jcuzzi and a personal
infrared sauna. There is a bathroom with a
toilet as well. It has a direct access to
the technical supply room where we can find
the pump, the 300 l. tank and more control
bands for the house and irrigation system.
On the first floor there is also a laundry
room with a washing machine and a drier. The
main entrance to the house is on the second
floor. There is a large veranda with
pleasent views over the valley. There is a
54 m2 living room with a kitchen area, a
dining room, a sitting area with leather
sofas, a plasma TV and a fireplace. The
living room leads to an office with a
workspace perfect for two computers, a
copying machine and an unique wooden table
suitable for business meetings. There is an
entrance to the main bedroom, where the
closet and bathroom are. On this floor there
are three more bedrooms with a shared
bathroom. The windows are made of solid oak
and argon filled K-glass. The house is also
equipped with water heating. The radiators
are tied to the fireplace and the second
stove with a water jacket. There is a three-
phase electrical installation with surge
protection. There is also space provided for
an electric generator. A Wi-Fi connection is
available everywhere on the premises. Both
houses have receivers for Bulsatcom
television.
There are alleys and lawns around the pool,
some outdoor lighting and irrigation system.
The water supply for the pool and the main
house comes from the borehole (location
marked on the situation plan). The borehole
is 66 m deep, with low-mineralised RH-
neutral water, excellent for drinking,
without chlorine or fluorine. Excess water
flows from a small fountine by the pool.
On the lot there is a special place for a
vegetable garden fertilized with forest
manure. There is plenty of activities that
could be developed by the owner, such as
animal keeping, beekeeping, gardening,
winemaking, etc. The food in the area is
clean and organic and you may purchase eggs,
milk, cheese and meat from the local food
produces.
The pool is 140 cm deep with 70 m2, with a
smaller children`s pool attatched. It is
covered with ceramics and has an external
overflow. The compensatory tank and the
