Bulgarian limited company to purchase an apartment in this development.

It is also not necessary to visit Bulgaria in

order to reserve an apartment or sign the preliminary contract. However, buyers must be presented in person for the transfer

of ownership or appoint their representative through a power-of attorney.

Tax Evaluations

The Bulgarian

property system uses Notaries and a Notarial deed in order to transfer real estates ownership. Upon completion of the

property and prior to signing the Notarial Deed, the local municipal council conducts a tax evaluation of each property. Tax

evaluation rates vary by municipality across Bulgaria but in general range from 30-40% of the full market value. This

valuation represents the minimum value that must be reflected on the Notarial Deed. In most cases it is this value that

appears on the Notarial Deed in property transactions in Bulgaria. When an individual comes to sell a property in Bulgaria,

the same system works, with a tax evaluation prior to the Notarial Deed.

Other charges and fees

The buyer will

be responsible for all costs, fees and taxes related to the legal transfer of ownership by a Notarial Deed (legal and notary

fees, local taxes, stamp duty etc.)

The costs associated with any travel or related arrangements, professional advice

undertaken by a third party (with your permission), legal costs, and all other third party costs and fees related to any

actual property purchase or for the actual procurement of goods or services of any kind will be to your own

account.
