Situated in the southern part of the Golden Sands resort these new apartments are offered in a large building that has 2 entrances and 2 lifts and is set in a green garden area which includes a large swimming pool with a surrounding patio and sun bathing area. The building is situated at the entrance to Golden Sands and into the ground to provide an underground car park for over 20 vehicles.

The design is innovative and it gives the whole building an imposing geometric style of architecture with a truly modern & futuristic design. The brightly painted but tasteful curved facade has apartments that open onto generously sized balconies which are finished in a modern style with decorative facing and structural plastering.

Located in an ecologically clean and beautiful bay on the northern part of the Bulgarian coast line Woodlands apartments are offered in the Golden Sands resort which is only 20 km away from Varna and within the national park area. The apartments are set amongst a green area here that comprises mainly of large trees that mark the start of a walk down a smooth descent toward the nearby sea shore.

The Black sea begins some 500 meters or so away and there the beach is almost 4 km long and is covered with the fine golden sand from which the name of this azure coast was derived. The lack of sharp rocks and dangerous sea currents opens up great opportunities for scuba diving and other water sports and the beach is large and clean. The beach itself is suitable for children & people of all ages and is filled with all the kinds of entertainment that you would expect from a modern seaside location. In the resort there is a large water park called Aquapolis to keep all the family happy and provide a day of family fun.

A short distance away is Varna the biggest town on the Black Sea Coast, and there you will be able to find anything you could possibly want in a shop or street market at a still wonderfully low and affordable price! MAINTENANCE
Each complex needs serious and thorough servicing and the maintenance of its common parts where quality and high standards are of key importance. East Management has a highly qualified team of administrative and technical staff combined with a well developed network of servicing and booking offices throughout the country. The experience and scale of the company allow it to offer full quality servicing of the facilities, the infrastructure, the common parts of the building and the individual apartments. East Management Ltd. provides the following:

• 24 hour security of the whole area of the complex and the common parts of the buildings, as well as the parking spaces and garages

• Maintenance, painting and repair of the common areas of the building and the complex

• Repairs and maintenance of the roads and regulating of all alleys for cars, parking spaces and garage cells

• Cleaning and maintenance of the common areas of the building – inner yard and swimming pool

• Maintenance and renewal of the green areas within the complex

• Maintenance of the electrical, clean water and sewage systems as well as all other instillations and facilities on the area of the complex

• Organization for the collection and payment of the expenses for water and electricity of the common parts

• Rubbish collection etc.

• The annual maintenance fee is 9 Euros/sq.m. (Incl. VAT) As part of East Management network Woodlands Apartments will have a first class property management. The annual management fee of 400 Euros per year covers the following services:

• Snagging list for your property after completion (photos included). Coordination and arrangements with the developer, inspections, etc, until all problems are fixed.

• Management and maintenance of all relevant documentation.

• Organization of any and all maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen, preparation of the apartment for rental, daily cleaning when the apartment is occupied by tourists, etc.

• Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for any and all expenses made on behalf of the property.

• Organization and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as required etc.

• Web access to the bookings made for your apartment by the tour operator, so you can see the availability for yourself, friends and family, or check your rental income.

• Organization of the issue of any categorization papers, licenses or similar required by the law for the short-term or long-term rent of the property.

• Organization and the payment of the annual property tax and waste collection fees (funds must be supplied by the apartment owner).

• Organization, filling and submission to the tax office of the annual tax statement and payment of any and all tax due by the apartment owner for income relating to rental of the apartment.

• Marketing the property to tour operators and travel agencies for rental to their client base of tourists.

• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.

• Registration of the tenants as foreign citizens with the local police station as required by the law.

• Holding funds on behalf of the apartment owner, to be used against outgoings directly related to the apartment or common parts under the terms of the virtual freehold.

• Organization, book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.

• Representation of the apartment owner and protection of his/her rights and execution of his/her will before any and all third-party service providers, agents, local authorities, tax administration bodies and tenants etc.

LETTING MANAGEMENT
Woodlands Apartments buyers who wish to rent out their apartments to tourists can use the services of East Management in partnership with Property Management Umsa Group Of Companies Limited and the major international and local tour operators offering holidays in Bulgaria to holiday makers, golfers, surfers, etc.

The marketing department of East Management will run major advertising campaigns to attract tourists to these apartments. All modern techniques will be used including web marketing through the leading tourism portals and reservation systems in Bulgaria. Print advertising in local, British, Irish, Russian, Bulgarian and other international media, together with the presentation of the
complex at international exhibitions and travel shows. Targeted advertising to local tour operators and travel agents, as well as the leading British, German, Scandinavian, Dutch and

Owners will be offered fixed rates per night for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV, Internet) will be charged to the owner`s account. Long-term rents are subject to additional negotiation between the tenant and the apartment owner, which will be handled by us on your behalf. Usually for long term lettings all expenses are covered by the tenants. Our experience shows that short-term rental provides a higher rental income and we expect that Woodlands Apartments will bring maximum 5% rental return during the first year and
approx. 8-10 % during the second and next years, after the complex gains wider brand recognition.

PAYMENT PLANS STANDARD
• 10% deposit (non-refundable) when reserving your apartment
• 20% second payment when signing preliminary contract (within 30 days after reservation)
• 25% third payment at the end of March 2007
• 20% fourth payment at the beginning of May 2007
• 15% fifth payment at Act 15
• 10% sixth payment at completion
