Hungary,
In Budapest, the IX. district,
opposite the National Public
Service University and close
to the Semmelweis Medical
University!
If you like the homely,
colorful, boho style with a
touch of retro, if you want to
feel like you`re in a small
Mediterranean Italian town,
then this apartment was
made for you!

I would be happy if you could
live happily here, and the
nicely decorated, colorful and
warm atmosphere would
bring you a lot of joy and
happiness! Here in the warm,
friendly, zen-like apartment,
you can relax after a tiring
day!

I`ve always loved that the
metro station is very close -
especially if I`m late for work
:-) -, so the city center can be
reached in 10 minutes, as
well as trams 24 and 23,
which take 10 minutes to the
Keleti railway station. and the
other terminus at the Rákóczi
bridge is the OBI, the Tesco
on Soroksári út, and HÉV
lines H6 and H7!

The apartment is sold almost
fully furnished, as you can
see in the pictures!

The interesting thing about
the high-ceilinged old
bourgeois apartment is that it
has two entrance doors: one
opens into the kitchen from
the inner courtyard, the other
from the staircase into the
hall.
The 23.8 m2 living room
leads to a 19 m2 bedroom,
the other door of which opens
into the dining room (11 m2
half-room), so you can close
the door between the living
room and the bedroom, and
both rooms still have
separate entrances. The
kitchen opens from the dining
room, there is a separate
toilet and a separate
bathroom with a shower,
equipped with a 120-liter
electric boiler, which I bought
new in 2017.

The apartment building was
built in 1912 and has a
protected facade. The inner
courtyards, roofs and facade
have also been renovated and
restored in the last 10 years
from the renovation fund +
tender funding. There are
video cameras in the house,
which record their recordings,
and our caretaker can access
the recordings at any time
and can follow them live.
There are also bins suitable
for selective waste collection
in the garden of the house.

The apartment was
completely renovated 20
years ago: the old electrical
cables were routed, the
parquet in the two rooms was
re-sanded and varnished,
stone floors were installed in
the common areas, a built-in
tiled shower tray was
installed in the bathroom,
which received waterproof
insulation and replaced the
old bathtub, so that its entire
it is the same size, that is, it
can fit comfortably while
taking a shower. The
bathroom and bedroom are
freshly painted, the other
rooms were wallpapered and
painted in 2016. The original
stucco has been preserved,
giving the two rooms a real
bourgeois character.

The apartment has two
chimneys on the roof, both
lined according to the
regulations. A tile stove with
HÉRA 3 gas burners is
connected to one (in the
living room), and a gas
convector (in the bedroom) to
the other. There is a parapet
convector in the dining room,
each of which is cleaned and
checked annually by a gas
fitter. There is also a CO2
meter in the apartment.

A 3.5 m2 pantry separated by
a plasterboard wall opens
from the hall, which is an
excellent storage space with
wall-mounted shelves.
The apartment is equipped
with individual water meters,
a gas meter and a day/night
electricity meter. Blinds have
been installed in both rooms,
in the living room there is an
electric blind that can be
operated with a timer remote
control.
The kitchen has a gas stove
and a mini electric boiler. I
have been cleaning my
kitchen tap water with a water
purification device for 10
years, so I have really clean
and very tasty water, no need
to spend money on bottled
mineral water. I replaced the
reverse osmosis pressure
water purification device with
a new one a year ago, so the
device is under warranty for
another 9 years with the
regular replacement of the
water filter insert every year!
The actual annual
replacement just took place
in January, I`ll leave the
device here so you can enjoy
healthy, fresh water! :-) You
will see the difference in
taste!

Nearby there are 4 hospitals,
a doctor`s office, a district
doctor`s office, a pharmacy, a
building engineering shop, a
paint shop, an electrical shop,
supermarkets within 1-15
minutes on foot (Coop, Penny,
Aldi, Lidl), a clothing store, a
sewing shop, a watchmaker,
several restaurants, fast food
restaurants, community
center, fresh market, gas
station, package points,
chemical store, shopping
center (15 minutes on foot
from Corvin quarter, Lurdy-
ház), Praktiker, parking
spaces! For residents of the
district, parking can be
requested at the Municipality
for HUF 2,000/year, 2 spaces
per apartment!

The common costs are HUF
16,885/month, gas HUF
13,971/month (so the rooms
are 22 degrees C, because I
like it warm in the apartment),
electricity HUF 7,807/month,
water and sewerage fee HUF
11,141, - HUF/2 months.
