Property Description
We are offering 6 contiguous land plots for sale that are located on the periphery of city Dunaalmás in Hungary. The proposed plots are situated at a completely flat area about 3kms far from the western border of Dunaalmás. The total size of the properties is 25,5 hectare (ha). The land plots are adjacent to each other forming a coherent area (hereinafter referred to as the Site) with a direct access to the Danube River.
During the previous mining activity we paid special attention to the establishment of the multimodal connectivity of the Site. The artificially formed bay with its approximately 70m wide canal leading to the Danube River provides an excellent waterway connection concerning the future perspectives of the Site. A railroad track could be attached from the main railroad line running next to the Site or from the existing industrial side-tracks at the adjacent area. The permanent road accessibility to the national main road No. 10 could be reached by a railroad crossing.
The Site has economic, industrial, and water surface classification with only 1 owner. At the mo-ment, there are no (neither industrial nor economic) activities running on the Site. The given Site has an economic-industrial classification with a maximum of 50% building coverage based on the Local Building Code coming into force in 2020.

The north side of the Site is bounded at full length by the state-owned property named Danube bank No. 0704/34 that stretches all the way down to the railroad line from the east side along the Által Creek. To the west the gas terminal site of KEG Zrt. (Ltd.) is found, which has its own industrial side-track. Predominantly, the south part of the Site shares a border with some plots owned by the main railroad company. Within a radius of approximately 800 meter measured from the center of the Site, there is not any residential building, therefore, any kind of industrial activities could be carried out without disturbing the ambiance.

Accessibility by road:
The Site is easily accessible via road: it is approachable from the west on the highway M1 by turning to the main roads #13 and #1, but arriving from the east use the main road #1. There is no freight traffic restriction applicable on the mentioned routes. The highway M1 can be reached within 25 km from both (east and west) directions.

Accessibility by train:
can be managed with a newly attached side-track from the main railroad line running on a regular basis on the southern border of the Site. Nearby the offered Site (in Almásfüzit?, circa 5km away), there is a huge classification yard that is suitable for the temporary storage of some wagons.

Accessibility by river:
Any kind of river freight to the Site can be arranged from the Danube River, since the Site has its own bay-gate, and a bay with 9,7ha / 97.000 m2 surface that has an average water depth of about 5m, even at low water level. The bay that was created thankfully to the former mining activities is suitable for berthing giant motor vessels (even with a length of 120m). It is recommended to install a RoRo ramp / or a vertical shore + shore container crane for the loading procedures of different kind of goods.
