Technical description

An outdoor swimming pool will be built in the area in front of buildings. The surface surrounding of the pool will be of travertine. Spare areas will be laid out with paths and greenery.

There will be parking lots both in front and at the back side of the site.

The foundation and building construction will be executed in accordance with structural engineer`s statical calculations and will be approved by the Building and Housing Authorities.

All the floors will be constructed in 32 cm thick reinforced concrete. Sound insulation will be installed to each storey of the building.

Inside and outside walls will be constructed of hollow bricks which insulate sound and de walls and unitdivider walls will be 20 cm thick. Inside walls will be 13 cm thick.

Main entrance doors of the buildings will have internal metal framework.

The apartments will have massive covered decorative steel doors.

The interior and exterior window sills will be of solid marble sheets.

The windows and the doors to the balcony will be designed as PVC with double glazing.

There will be wooden interior sills in the apartments.

Inside doors are so called American panel doors.

The staircase and the stairs in the penthouses will be built of reinforced concrete and finished in solid marble steps.

The carpentery in the kitchens will be executed in MDF covered and painted . The kitchen workbench will have a marble counter. The walls between the counter and cupboards will be on decorative tiles.

The bathrooms will be fitted with a washstand and decorative bathroom furnishings. There will be a toilet and a shower cabinet which will be partially screened off by a completely tiled wall in each bathroom.

The rainwater pipes will be made of PVC .

The pipes for hot and cold water will be made of synthetic material and be installed in accordance with local rules and regulations.

The cold water pipes will be installed from the water meter to the following connections:
• The tap for the washing machine
• The wash basin tap in the toilet
• The mixer taps in the bathroom
• The water closet installation in the bathroom and the guest`s toilet
• The mixer tap in the kitchen
• The tap for the dish washer in the kitchen
• The tap on the balcony and / or terrace
The following connections will be made to hot water :
• The mixer taps in the kitchen
• The mixer taps in the bathroom

Hot water will be generated with the aid of an electrical boiler.

All the bathrooms, toilets and the storage rooms will be ventilated naturally by opening the builtin shutters.

The entire electrical installation will be installed in accordance with the local rules and regulations . Each seperate space will have ample grounded wall sockets and twoway switches.

Tehre will be electricity and water connections in the balconies and / or terraces.

The entrance halls of the apartments are provided with an intercom / door bell and door opening system.

Doublespeeded elevator for 6 persons will be installed in the buildings.

Waste and rain water will be drained off in to the municipal sewage system.

The Building and Housing Authorities ( Yapi Denetim ) issue a guarantee of 15 years on the construction of the building.
