Finca La Silladilla
N 37° 57` 55.1412 E -6° 31` 49.1664
Total area: 127 has
Types of Businesses: Rural Tourism and Farming
Rural Tourism:
Finca La Silladilla is a rural tourism establishment with 5 renovated houses. Despite the cease of its commercial activity, the houses are fully equipped and in perfect condition, with quality finishings including whirlpool baths, fully equipped kitchens, living rooms with fireplaces, HVAC and 2 swimming pools. As they are scattered around the estate, guests` privacy and contact with nature is respected. The top area of the estate offers views of the Cortegana Castle.
Existing usable buildings:
- Reception
- 1 studio with bathroom for 2 people (next to the reception area)
- 2 two-bedroom houses with bathroom, lounge, kitchen, etc. They share a small swimming pool
which is in need of some refurbishment.
- 1 3br house on the first floor + 2br on the ground floor, each bedroom with a corresponding
bathroom, lounge, kitchen, etc. This house can be rented all together or separately (upstairs and downstairs separately), depending on the need. This house also has a larger swimming pool, which is in good condition, and a barbecue area.
Farming activities
A) Trees
There are 2 types of trees on this estate:
- Holm oaks, which produce acorns, the fruit that the black pig feeds on;
- Cork oaks, which also produce acorns, but also cork.
Cork is harvested every 9 years and produces about 1,400 `quintales`. Each `quintal` is priced at €70 per `quintal` (1 quintal = 46kg).
Beyond the harvesting period, these trees grow in the forest, so there are no maintenance nor
personnel costs involved. They do have to be cleared and thinned from time to time.
During the annual montanera period, which is the time of the year when pigs feed on acorns
(between November and March), this space can be rented out to other farmers to bring their pigs to
the acorn dedicated sections.
B) Animal husbandry (Iberian pig)
The livestock area has a capacity of 100 head, and is designed to be managed by a single person.
Additional information:
The property is made up of plots of land that were acquired and incorporated into the current estate as a whole. Thus, within the property there are other houses that were in ruins and were not restored, far from the area where the rural tourism has been developed. These can be restored or something else can be built upon, as having a building on site means there is already a building licence.
The property is located near the town of Los Romeros and is completely fenced off. At the exit of the property, towards the town, the property counts additional 120 metres of developable land, which has to be dealt with the town hall about in case of an urban development pursuit.
The property has water, as the water tanks for Los Romeros are located within the estate. It also has electricity and its own line.
Orchards, two streams and several water springs may also be found within the estate.
Finally, the property retains 6% of the municipality of Jabugo, which is the capital of acorn-fed
Iberian ham and is a Protected Designation of Origin (PDO). It is located at an altitude of 658 metres and 105 kilometres from the city of Huelva.
