Water bill? There is none. Your water comes from underground rivers filtered all the way up from Central America..These feed two deep wells plus at least 3 artisan wells plus at least 3 cenotes. Unlimited water available and not a problem, ever. And it has been tested by the state fishery people numerous times and always found to be pristine.

Electricity? 3 phase industrial grade with at least 2 subsidies so depending upon how much you use and the hours that you use it, you may get as much as a 70% discount. FYI, If you install solar panels, any power you do not use is fed back through your digital meters to the state for a credit against future use. Money in the bank, so to speak.

Financing; Limited owner financing at low to no interest may be available typically for 3 -5 years max. From the ranch you will be 2 hrs to Merida, the state capital, and International Airport, and 4 hrs to the fabulous and world famous Cancun beaches, and tourist venues, also with global international flights including to the, US, Europe, Central and South America, all over el Caribe, and just over an hour to Havana, Cuba.

Just a couple more important points to consider: If you are not always self-sufficient on your own or only in your existing peer group or family unit, you may want to revisit the idea of a partial subdivision of our ample property. That could work easilly and fo just an example let´s say you create 6, 8, or 10 subdivided `Ranchitos` of one or two hectares (2.5 - 5 acres) each. You would create deeds outright for each of the smaller personal parcels. Simplifying for a moment, lets say you created 10 x 2.5 acres for a total of 25 acres. The balance of the propérty would then be held jointly in a Limited Liability Corporation (LLC) and all the individual `Ranchito` owners would use and enjoy the remaining 225 acres jointly whether for hiking, exploring the forests, taking photos, picking/relocating orchids or especially grazing one´s animals in agreed upon numbers communally under the care of the ranch´s, full-time vaquero.

Even with 10 other households on site, you will still have more than enough room for personal privacy most of the time, to the point of not seeing or having to interact with others if you are not so inclined. The flip side of that is that reciprocal help, including a 5 -10 minute chat, when needed, can also be a real plus to one´s lifestyle. And your Spanish? If your´s is rusty or a work in progress, having neighbors who speak your native idioma can often be a welcome break from otherwise always trying to piece together your communication with others. I believe they call that `a sense of community` and that will often enough be a welcome antidote to the sometimes culture shock and even homesickness we may occasionally feel.

I have been here over 20 years now and spoke some so-so Español when I arrived but though it gets a lot easier over time, I still sometimes welcome at least a brief interaction in English when I am not immersed in YouTube! Being in a small loosely knit community can therefore be a very positive option vs being always on one´s own. Just a thought to consider....
