Vallecito Lake is approximately 25 miles east from downtown Durango Colorado, just north of Bayfield Colorado and northeast of La Plata Airport (DRO) with service by United Airlines, America West and Delta Airlines. The lots are located in Lake Vista Estates Subdivision, approved for development by the La Plata County government in the 1970`s. There is year round access directly off of CR 501 between the dam and the first marina on the lake. The subdivision backs to the San Juan National Forest and the Weimunche Wilderness.

The group consists of a total of 7 lots. 6 of the lots are 1 acre or more; one lot is 0.6 acres. 5 of the lots are adjacent to each other forming an almost 6 acre parcel. These lots sit high atop a ridge line overlooking the lake and making up a true rim lot where the view from a house built on the rim could not be blocked by those building on lower lots; in fact, the lot below already has a large custom home on it and the view line to the lake is high above the rooftop of the house.

One lot is one lot away towards the north and borders the San Juan National Forest. One lot is lower down Lakeview Drive at the first intersection and would make a perfect place to build a barn, corral, or garage for the big boy toys.

Vallecito Lake is managed by the U.S. Bureau of Reclamation and offers some of the best fishing, hiking and horseback riding in Colorado.

There are world class dude ranches, medal trout fishing, marinas, RV parks, and many other amenities around the lake (see large map on the next page. Wildlife abounds and snowfall makes winter sports a guarantee. Durango Mountain Ski Resort is easily done in a day trip. Stop in Durango for breakfast, take the shuttle to the mountain, be at the lifts by 9 AM and sample the Durango nightlife and host of food offerings après ski. Telluride Ski Resort and Wolf Creek Ski Resort can also be done on a day trip, although we prefer to spend the night in Telluride or the hot springs of Pagosa Springs.

The taxes paid on these properties in 2009 ranged from about $400 to about $800. There is electric and telephone very close. There are numerous houses in the subdivision. Lot owners to the east of the top lot have just broken ground. Lot owners the south of the lot across the street have just completed a higher end home. A house on the feeder road heading up to the lots recently sold over $350,000, while the house below the 5 lots just sold in the $500,000+ range. We exchanged one lot at a $140K valuation. The last similar lot sold the summer of 2008 at $111,500 and is located below these lots.

The lots are covered in aspens, blue spruce and Ponderosa Pine. There are multiple large monument rocks on some of the lots. The west wall of the ridgeline for the 5 lots is steep providing a high overlook of the pastures of Dunsworth Park a hundred feet or more below it in elevation.
