How to purchase your condominium:

Once you have decided to buy a
condominium at Thai Fisherman
Village, you can secure it by
completing the reservation form
and paying a fee of 100,000 Baht.
There is then a period of 60 days
to review and sign the contracts.
In case you would like to appoint
a Thai lawyer to advise you, we
can recommend an experienced
Attorney who can assist you to
review the Contract, Terms and
Conditions, money transfers, visa
enquiries etc.

Payment of the condominiums is
made on a progressive basis
throughout the period of
construction of your property.
The payment schedule is as
follow:

• 20% of the total price,
less the reservation fee, upon
contract signing. (non-
refundable)
• 30% when the piling is
done. (approximately April 2009)
• 25% when the concrete
floor of the second floor is
done.
• 20% when the roof tile is
all conversed.
• 5% upon transfer of
ownership when the building is
completed.

Construction takes
approximately 12-15 months.
Construction will commence April
2009.
Our Project is scheduled for
completion between July 2010 and
September 2010.

Other things requiring Payment:
• Lease transfer
registration fee for leasehold
ownership, or freehold transfer
fee for freehold ownership, which
is 1.1% (This is required under
Thai Law when transferring
ownership of property)
• Monthly maintenance fees
of one unit 4,200 Baht
/unit/month, to be paid in one
amount of 3 years in advance
(151,200 Baht).
• Sinking Fund : A One-off
Payment of 600 Baht per sq.m. x
132 sq.m = 79,200 Baht payable
upon transfer of ownership.

Optional:
• Furniture Packages can be
provided upon request.

Leasehold or Freehold ownership:

Basically any foreigner who can
enter Thailand legally can buy a
condominium. There are two types
of ownership; leasehold or
freehold. Foreigners who have
some certain visa type (residence
visa, promotion of investment
visa) or any alien or juristic
person deemed by law to be an
alien under section 19 of the
condominium Act may purchase a
condominium with a freehold
ownership. In one condominium
project foreigner freehold could
be owned in a proportion of 49%
of the total available unit. In
our project 11 units is allowed
for freehold to own by foreigners
who suit to all conditions Thai
law is permitted. Leasehold
ownership could have initial
period of 30 years with the
guarantee option for 2 more 30
years extensions, so effectively
90 years.

How to pay and what documents
needed when purchase a
condominium:

Basically any negotiable foreign
currency can be used to purchase
a condominium in Thailand. The
foreign currency must be
transferred into Thailand as
foreign currency and exchange by
handling bank in Thai Baht. The
bank will provide you a Foreign
currency transfer form called Tor
Tor 3 in Thai (TT3), when your
monies transfer amount is greater
than 20,000 USD. If you transfer
a foreign currency amount less
than 20,000 USD, you will need to
get a Payment slip from the bank.
TT3 or the payment slip is your
supported document to present
proof to the Land Department tat
the funds have been remitted from
overseas in foreign currency for
the purchase of a condominium.
Remittances must be sent in
exactly (to the letter) the same
name as that on the purchase
contract.
