Here is an opportunity for the Land owners, that own A 5 star Hotel and retain the ownership of their Land.
*We are open to develop and upgrade in cooperation with you, on one of your existing lots.
We are interested in the JV for a 5 star hotel or hotel resort. Either land or existing property. If the property needs renovation and remodelling, that can be done by us at our full costs.
We are specializing in 5 star condo hotels. And other high income producing projects. For that the requirement is land about 5-15 acres (For resorts from 15-25 acres). Can be any large City or suitable location, any where in the world. We are looking for Landowners.
Landowners (That is if your land is suitable for a 5 star Hotel or resort) we propose building on it for you a 5 star Condo hotel on the same lines as our Pune condo hotel. As you can see each room (studio suite) at the Pune Condo hotel is priced at US$200,000. This is the average price of our properties in the USA. The total sales from the property is over $150 millions. And income of over $120 millions which varies from other continent and country. We can give the Landowner 51% of this, that is over US$60 millions for his land. Plus the Landowner always remains a 51% joint owner on the property, earning a perpetual lifelong income from the running of the hotel. That way the Landowner gets more than 10-15 times the current value of their land or existing property, and still be a majority 51% joint owner.
The Developer (we) will build on the land or upgrade the property at our full costs and promote and sell the individual units at our full costs. The Landowners (you) contribution and payment towards such costs will be zero.
The Land owner gets paid by the Developer in 4 stages:

1. Token Amount: A token amount of $1,000 will be paid initially to the Landowner on signing the MOU. Landowner remains 100% owner of the property.
2. Initial payment expected to be US$7 millions This payment the Landowner gets on the day of the construction start. The payment amount will be calculated as the net collection received by the Developer from the sales. Less expenses and commissions, and the full construction costs is kept as reserve. The balance left will be shared by the parties, that is 51% will be paid to the Landowners. ( If the Landowner can handle the responsibilities of the construction, then this amount of construction ($23.5 millions) can also be paid to the Landowner.)
3. Full payment expected to be an additional US$53.5 millions. This payment the Landowners get on completion of the building, on the day of the Grand Opening. The payment amount will be calculated as the net collection received by the Developer from the sales. Less expenses and costs. The parties that are 51% will be paid to the Landowners will share the balance profit.
4. Yearly payments expected to be US$7 millions per year. Operational profits from the
Development, after the Grand opening will be shared by
the parties, that is 51% will be paid to the Landowners. These payments to the Landowners will be paid yearly within 30 days of the audited accounts.
This is on the average sale price of our properties. In some locations worldwide, the figures may vary a little bit. For close to Big City lots, we can pay higher payments.Our JV offer is a very good deal for the Landowner. There are so many possibilities as to how you can make good money thru your alliance with us.*
