Guest House/Lodge for Sale in Vilanculos,
Mozambique

Casa Jules is a small boutique lodge located
in the vibrant
coastal town of Vilanculos. It has been open
for almost 3 years and during this time has
gained an excellent reputation for providing
comfortable, affordable and charming
accommodation, famous restaurant and meeting
the needs of guests.
It was, before, a backpakcker called Zombie
Cucumber ; The place was fully renovated in
2011, the hotel was built in 2011, and the
huts fully renovated in 2012.

The following information, although not
exhaustive, should provide an overview of
the property and business.

Location and Links
Bairro Central, Rua Marginal, Vilanculos,
Inhambane

Vilanculos is a busy town on the coast
opposite the famous Bazaruto Archipelago,
the renowned National Park, 750km north of
Maputo, the capital of Mozambique.
Main road access is the RN1 which runs the
length of the country.

There is an international airport just three
kilometres from the property. There are
twice daily flights to Johannesburg, and
once daily fly to Maputo.

Hostel
The hostel is centrally located, just off
the main beach road, 50m from the beach
itself. It is a ten minute walk to the
center of town and close to restaurants,
bars, central market and shops. It is
perfect for visitors without their own
transport due to its proximity to all the
amenities but CJ also provides ample room
for parking for those travelling overland.

The property is approximately 5200m2.

Guest Accommodation
The hostel (280 m2), built of blocks and
concrete has 6 double rooms and 2 triple
rooms. Each room is furnished with 2 single
beds (for the double) and 3 beds for the
triple, large dressing, safe box, celling
fan, and sliding mosquito net on the windows
; Each room has a private terace with
sunlounger and table ; each room has a
private bathroom with toilet, shower and
basin.
The hostel has also 4 double huts built of
block with thatch roofing. There are 3
double huts and one twin, each with beds,
shelves, fan and mosquito net. Each hut has
an ensuite openair bathroom with toilet,
basin and shower.
The dormitory provides budget accommodation
for up to fourteen people. The dormitory is
a mixture of concrete and local materials,
with a thatched roof.
7 banked dressed with mosquito nets, are
provided, together with sheet, pillow with
case and blanket.
Ablutions for the dorm
The ablution block is constructed from
modern materials, ensuring hygiene and
cleanliness. There are two toilets, one
urinal, two showers and two hand basins with
mirrors. The showers are fully tiled with
curtains.

Loundge
It is a rondaval constructed from
traditional and modern materials and it is
approximately 60m2. WiFi connexion. It
provides an informal, friendly area for
relaxation and ample seating for guest
capacity. Currently there are a number of
comfortable seats.

Office and kitchen
Again, it is a combination of modern and
traditional materials. Work areas are
concrete and tile to ensure proper
cleanliness. The kitchen is well provided
with utensils, crockery, pots, pans etc.
Cooking is by gas, with 8 gas rings, a large
stove with 5 gas rings, and a large gas
oven. Gas is readily available in town. It
would be possible to connect to the natural
gas supply. There are 1 upright fridge, 2
large freezers, a micro-wave, shelves and 2
large cupboards. 2 large sinks for washing
dish.
The office is furnished with a large
cupboard, large deck, shelves and safe box.

Restaurant, bar and pool area
The restaurant & bar area is a rondaval,
constructed from traditional and modern
materials ; it`s approximately 70m2. It`s
furnished for 40 people sitting and 8 at the
bar ; 4 sunloungers and a solar tent. All
cutlery and dishes are provided.
The bar is equiped with a safe box, 2
sinks, a fridge and a freezer ; also a lot
of cupboards.
The restaurant is equiped with a wood pizza oven that is very succesfull.
The swimming pool (+/- 30.000m3)was built in
2009. It is fully tiled and the pump was
replaced in February 2010. The pump is in
perfect working order. Chlorine and
additional equipment can be sourced locally.
Ablutions for the restaurant
2 toilets and a basin for women, 1 toilet, 1
urinal and a basin for men.

Gardens and Parking Area
The hostel is set in beautiful grounds.
There are many indigenous trees and fruit
trees. The grounds have been extensively
landscaped, with beds of mature shrubs,
extensive areas of lawn and well positioned
pathways. The sand is very fertile and the
owners have had much success with limited
vegetable and herb growing.
There are 2 parking areas for about 15 cars.

Other Structures
The property is fenced and has large double
gates. There are also :
- 2 huts with 4 rooms for the staff,
- staff ablutions with 3 toilets and 3
showers,
- 1 house for storage/workshop,
- 1 small hut for staff`s kitchen.
- 1 laundry area with 2 large sinks
and washing line, 2 ironing tables.
- .1 small rondavel for the night
guards.

Water
Water is supplied from a new (2011)
borehole, 30m deep, which provides a
constant supply of sweet water. Currently,
water is pumped to a 10.000 liters tank
which provides ample pressure. It is
possible to connect to mains water from the
municipality.
The concrete water tower (10m high) and
water tank were replaced end of 2011.
For the hotel, hot water is provided with 2
x 400 liters solar panels geysers, put on
the roof of the building.
For the 4 huts, hot water is provided by 2
electric boilers.
For the dorm, water is heated by an adjacent
gas boiler.
Sceptic tanks
3 large concrete septic tanks, built in
2011, efficiently deal with waste and
toilets.
A petrol motor pump is provided to empty the
septic tanks.
Electricity
The hostel is connected to mains power,
which is metered. There is also a back-up
diesel generator (6.5 Kva).
Communications
The lodge has a WiFi connexion provided by a
local company : Movitel. The barmen are
equiped with a cell phone for emergency or
booking (taxis, restaurant, activities).
Supplies
Vilanculos is a thriving town and all
supplies can be purchased locally. Fruits,
vegetables, meat, dry-goods, alcohol,
building materials and hardware are all
readily available. There is a well stocked
pharmacy, an hospital and a private clinic.
Shopping and speciality purchases can be
arranged with a South African company ; the
company delivers every week. Fresh seafood
is available direct from the fishermen.
Financial Information
Financial details will not be disclosed
unless a potential buyer proves in a
position to purchase. It is suggested that a
personal visit is the best way to proceed.
The business has proved popular and is
highlighted in a number of international
tourist guides and various s. The
owners and the staff have worked hard to
build up the reputation of the lodge and
therefore it comes with a large amount of
goodwill.
The paperwork is up to date.
The current staff is very efficient,
friendly and honest ; it would be happy to
continue in employment, the majority of whom
have worked for the business since it
opened. Staff loyalty is a great bonus!
