The land parcel is located near Riga`s border, behind Jugla`s paper-mill village, between Juglas Lake and Mašēnu Lake, near small river Maza Jugla. Both lakes and the river make very attractive, scenic and desirable surroundings for the parcel. This area`s superior location involves not only scenic – traffic arrangements around the parcel are excellent. Riga-Tallinn highway and Riga– Sigulda-Veclaicene highway are close by. It only takes 15 minutes by car to get from center of the city to the parcel – 25-35 minutes by public transport. Minibus from Riga center departs after each 20, 30 or 40 minutes – depending on the hour of the day.

At the present approximately 1/3 part of Riga`s inhabitants own a car and one can be sure that that majority of people who will be buying apartments in the new buildings on the parcel will have a car. Thereby the number of gas stations becomes relevant. On the way from downtown Riga to Mezciems a driver can find around 4 to 6 gas stations. However there are no gas stations on the way from Mezciems to the parcel. Not far from the parcel – towards Riga-Tallinn highway there are two gas stations.

At the moment the nearest supermarket is `SKY` (Bikernieku Street) - 5 km from the parcel, 8.5 km from the parcel is a shopping centre `MAXIMA` (Saharova Street) and hypermarket `ALFA` (Brivibas Street) is some 9 km from the parcel.

There is a large land parcel of approximately 100 hectares (company `Namu Būvaģentūra` and Riga`s municipality land) near our parcel that will be used for development of big residential single family house areas. During the final stage of the construction of Juglasciems, a number of important infrastructure objects such as kindergarten, shop, café, beauty parlour, carwash, etc. will be built, as well as a compact tourism and recreation park with a beach and boat deck, which will offer a broad range of opportunities for family holidays. The 1st stage (Eastern Quarters) is just next to Magni Invest Jugla project.

Magni Invest SIA Jugla technical project for 3,88 ha is approved by city authorities in August 2006 (red stamp) and construction works can start during few weeks after signing contract with a constriction company. Magni Invest SIA is selling the land parcel, not the company:
