Set along the northern `Gold` coast of Jamaica is the Flamingo Beach group of properties. Located just beyond the line in the Parish of Trelawny, Flamingo Beach is approximately 14 miles, or a short 20-minute drive, from Sangster International Airport in Montego Bay. From Falmouth and the new Royal Caribbean Cruise Ship Port, Flamingo Beach would be an approximately three mile drive towards the west. The Flamingo Beach group of properties encompasses a total of 183 acres. The property is bisected north and south by the new Jamaican North Coast Highway that runs east and west. The northern zone of property is approximately 13.5 acres and has beach/ocean access of approximately 1050 feet across old abandoned roadway. The beach area is protected by a coral reef that parallels the coastline, about 700 feet off shore. The southern area, which makes up the balance of approximately 170 acres, is divided into three development zones (Southern Flats, Mountain Face, Hill Top Flats). The `Southern Flats` area is approximately 64 acres, relatively level, and approximately 10 feet above sea level. The `Mountain Face` area is approximately 33.5 acres. It follows the east/west mountain ridge of approximately 1500 feet and rises in elevation from 10 feet to approximately 180 feet above sea level. The `Hill Top Flats` is the southern most area, consisting of approximately 68 acres that is mostly level with elevations from 180 to 210 feet. The land is currently unimproved (without infrastructure) but zoned for hotel/resort development, commercial, and mixed residential development. Set upon the south eastern mountain ridge is the estate`s house. It is secured within a 3.5 acre yard filled with various fruit trees. The large house is in need of significant repair and could be converted to a development sales center.
