TECHNICAL CHARACTERISTICS OF THE BUILDING:
THERMAL INSULATION: the building was built with Lecablocco Bioclima Zero23P/S, one of the best products for highly thermally insulated walls in nearly zero energy buildings (NZEB). Lecablocchi Bioclima Zero are designed to go beyond legal limits, improving the energy class of the building also for NZEB buildings (Nearly Zero Energy Buildings). Bioclima Zero is an evolution of the technology used in Scandinavia since the early 1980s, the best product for warm environments in winter and cool environments in summer.
HEATING: The underfloor heating was created with radiant panels and is a new generation system used both to heat and cool the rooms. The system, created with high-quality panels, manifolds, pipes and accessory elements from `Würth`, a world-leading thermo-hydraulic company, has been sectioned into 6 zones, allowing personalized control in every environment. ( )
The radiant screed covering the system was made with self-levelling pre-mixed FASSA BORTOLO SA 500, suitable for application on heating/cooling systems thanks to its high compactness with consequent low thermal inertia.( ) The heat of a heating system on the floor is the `best` you can have as the heat transmission occurs mainly through radiation. For this reason the system temperature can be kept at a significantly lower level than that of traditional heating systems. Consequently, energy consumption is lower than older systems: the emissions responsible for environmental pollution are reduced and at the same time savings can be made financially. The extended heat exchange surface makes the internal climate more comfortable, also keeping the average temperature of the heating system low. The advantages of underfloor heating: more health benefits, less expense on the bill.
THE SYSTEMS: the systems created with capillary distribution throughout the house were created with the best products currently on the market. In particular, the pipes, control units and accessories of the water and gas system were made with high quality materials from `Würth`, a world-leading thermo-hydraulic company ( ).
Taps with Jacuzzi and Paini waterfall mixers, suspended ceramic sanitary ware.
The electrical systems are made with top quality Bticino materials. ( )
Burglar alarm system, video surveillance, telephone, TV, satellite, Wi-fi network, present throughout the entire house.
THE FLOOR: `PIERWOOD` by Cisa Ceramiche, a leading brand in the production of ceramic surfaces for residential architectural projects. The floor is in porcelain stoneware, certified 1st choice, it reproduces the history of the wood used for the sea, shaped by time and smoothed by bad weather until it becomes an authentic imprint to create natural and living spaces open to the future. The floor was laid with Keracoll H40 No Limits flexible structural adhesive gel. The broom skirtings are installed flush with the wall, without protrusion, for optimal use of the space and to avoid the accumulation of dust and dirt.

THE FIXTURES:
Frames in two-tone Aluplast PVC, external wood and white veined internal wood with satin handles.
Aluplast PVC frames are made with a mix obtained from high quality raw materials based on polyvinyl chloride (better known as rigid PVC) without added softeners and very resistant to impacts even at low temperatures, stabilized and with high resistance characteristics to atmospheric agents, self-extinguishing according to the parameters of class 1 reaction to fire. All the main profiles have a constant section, made with five chambers, in one of which there is the insertion of galvanized steel reinforcement. The thickness of the external walls is 3mm and the depth of the profiles is 70mm for the frame and 79mm for the mobile door. All profiles are equipped with a collection groove and drain holes for any water that may have penetrated.
The joints between the uprights and crosspieces of both the fixed and mobile frames are made by hot fusion at a high temperature (around 250°C), making the structure one and reducing infiltrations to a sealing gaskets, in PVC, extruded inside the profiles, are welded like the main profiles, so the shortening effect over time is practically cancelled.
The double glazing present in the frame is a glass composed of a 4mm lux plani and a laminated one
3+3.1 7mm, separated by a 14mm cavity filled with Argon gas. The internal glass presents
a Planitherm Ultra N treatment to lower thermal transmittance. For security reasons the
French windows have both 7mm 3+3.1 stratified sheets.
The hardware of the frame is of the perimeter strip type. This is a system that runs along the entire perimeter of the main door (the one with the handle) allowing it to be closed by moving the
handle along all four sides of the door on fixtures fixed in the frame. The ribbon hardware is 3D type, meaning it has the possibility of adjusting the door in three directions. In this way you always have perfect functionality of the window. The two-door types are all equipped with a lever rod for
the second door (the one without handle) always guaranteeing the hermetic closure of the frame. Thanks to the two tear-proof upper and lower strikers, the fixtures have excellent resistance to break-ins.
The windows are all with tilt-and-turn opening and micro-ventilation, equipped with a 70 mm system with three seals, direct wall fixing frame, perimeter hardware on each window, HOPPE Luxemburg securstick hinges and handles:
Uf = 1.2 W/m2K
Water tightness: Class E750
Air permeability: Class 4
Wind load resistance: C5/B5
Mechanical stress: Class 4

- The shutters are made of pre-painted aluminium, complete with adjustable slats.
- The mosquito nets are present on all windows and doors and have standard vertical movement with a spring system for windows and a chain system for French windows.

- The window sills are in fine travertine measuring 50 cm. 10 with bush-hammered drop-break channels.

- three road accesses, two of which with electrified shutter and one with armored door with double lock with European cylinder.
