The Location & Nearby Attractions
The latest project, a complex of top class leisure residences combining stone and timber, is
located just 25 minutes from the Athens International Airport (Eleutherios Venizelos) and

highway) at the outskirts of the National Park of the world-known Sounion. Sounion is

Specifically the complex enjoys a beneficial eastern orientation and being the last private
property at the outskirts of the Sounion National Park, which is classified as NATURA
(European protected areas), takes advantage of a sovereign positioning at the base of a hill
overwhelmed by a wonderful `pine-sea`, overwatching the natural Passa port with its
golden-sand beach and the nearby islands of Saronicos gulf.
The remains of the Ancient Market of Sounion, discovered just a decade ago, is just a few
hundred meters away, while the world-famous archaeological area of the Temple of the
Greek Mythological God of the Sea, Poseidonas, at the Cape Sounion with its spectacular
dawns and sunsets and the unique aspalathus plant, as well as the nearby Temple of
Souniada Athena are just 4 km away. Finally the Greek prehistoric theater of Dionysus at
Thoriko, the most ancient one in Greece dating back to the 600 B.C., is 8 km north, while the
archeological site of Agrileza (ancient mining galleries and laundries) 10 km west.
Sounion in ancient Greek means `land of the silver` named after the rich silver mines that
Greeks operated as early as 5.000 years ago. In fact according to reliable historic sources,
the great victorious fleet of the ancient Athenians against the Persians in September 480
B.C. at the battle of Salamis, as well as the immortal historical monuments of Athens during
Pericles `Golden Age`, were constructed with silver-raised funds extracted from the mines
of the wider Sounion area.

Lavrion is the nearby city (6 km) with about 10.000 inhabitants, which in ancient Greek
means `land of the tunnels` due to the numerous mining galleries operated by ancient
Greeks in the wider area for extracting several other minerals, beyond silver. Lavrion is the
capital city of the wider municipality of Lavreotiki and there can be found a complete variety
of commercial and touristic shops (including many traditional seafood taverns) and
services, as well as banks and public agencies.
From the port of Lavrion ships depart frequently for the nearby islands, while the night life,
as well as the variety of cultural events taking place especially during summer, are
particularly vivid and interesting for all audiences.
Finally it has to be noted that the modern city of Lavrion had started to be built during the
operation of the French Mining Company led by the Italian engineer J. B. Serpieri, in late
19th - early 20th century (marvelous neo-classical residences provide evidence of the
grandiose of that period) and today into its restored premises can be found the Lavrion
Technological and Cultural Park managed by the National Technical University of Athens
(NTUA).
The Surrounding Area
The residences are surrounded by auto-watered gardens of rich lawn, complemented with a
wide variety of colorful trees, plants and flowers, as well as by 2 types of local natural stone
fence walls (external and internal) with wooden hedges, wooden pergolas and stone alleys
with cozy stone fountains and resting areas. At the eastern front a modern design

The Residences

attic) and 4 4-floor maisonettes ranging from 90 and up to 150 square meters, plus a basic
groundfloor apartment for the guard/gardener/pool-maintainer. However the 3 residences
(4-floor maisonettes) located at the front of the stone chapel have been reserved for the
family of the ATRION GROUP Director.

Top-Class Construction - Luxurious Equipment & Materials
The complex of residences is constructed exclusively with reinforced concrete according to
the latest static regulations and the highest quality standards ensuring the absolute
structural integrity of the buildings. The residences are comprehensively thermally
insulated and sound-proofed (acoustical insulation), while triple insulation has been
applied at the roofs (thermal, hydro-insulation & ceramic roof-tiles) and the groundfloors
(thermal, hydro-insulation & stone-veneer). Furthermore the totality of the external
paintings used is water-proof in order to minimize rain-penetration and color-degradation
with time, while the internal paintings boost space-illumination. Moreover the top-quality
aluminum-glass doors and windows, which have been designed by EUROPA in the
marvelous color of olive-green, exceed in thermal insulation standards the local
climatological demands. Finally the metal rails of the stairs and terraces are painted in a
matching green-shining color, which highlights both the colors of the buildings and that of
the glass-doors/windows, while offering maximum anti-corrosion protection.
The residences are electrically powered with a 3-phase system and a reduced-rate night
charge (from 23:00 till 7:00) is applicable, while control panels exist in every floor. A
comprehensive and automated anti-thunder/lightning system has been installed to protect
thoroughly the electric power system, while an autonomous peripheral anti-fire system is
installed (with its own pump and generator) with the possibility to use also the swimming
pool water in the case of an extreme emergency.
A video-phone entry system is offered, while optical fiber telephone wiring is installed
supporting digital lines with high-speed internet connection. Electrical pre-installation is
provided at the optimal places within the residences (customized for each residence) for
latest technology air-condition/climatization units and electrical heaters, as well as for
integrated alarm systems (radars & traps). The well-designed and perfectly functional
fireplaces, completing the widespread presence of natural stone and timber, create a real
country-side atmosphere at the living-rooms. The main entrance high-security doors are
double-armored and `dressed` with hydro-resistant timber. The kitchens are offered by the
Casa Italliana Dell` Arredo, while the bathroom furniture is especially designed by Jenson.
The floors are `dressed` with marvelous stone-tiles perfectly matching both with the
internal stairs, which are `dressed` with specially processed anti-slippery California
marble, and with the external ones, which are `dressed` with local natural stone. Finally
every residence has a private car-parking position at the specially configured area of the
northern front, which is secured by a remote-controlled automated parking door.
