Kyriaki House is a traditional `Chios style` stone house, situated in a peaceful area just 3 minutes walk from the main square, has 70cm thick walls, that cool in the summer, and warm in the winter. Built in 2005, the 280sq.m house is over four floors with the rock of the mountain forming the rear wall, and indeed can be seen as a feature on two levels. The top floor comprises of two self contained studios, which since the creation of our underagreeksun have enjoyed constantly increasing occupancy. Built to fully comply with the `conservation and area of natural beauty` status of the village, wood windows and doors were made throughout, and they all benefit from `sealed unit` double glazing, and lockable shutters. As many natural materials as possible have also been incorporated in the construction of this property.

The property is approached at ground level, and has a small easy maintained boiler, a 600 litre oil tank, and a 900 litre water tank and electric pump should the mains water be off at any time. Outside there is a security light that illuminates the garden and staircase.

Approached by a regal stone staircase, you are greeted by a large stone terrace which has both tap, power point, and two outside lights. A special feature of the terrace, is that there are stone replica loudspeakers built into the wall seat, for use when have guests around. The terrace also has a large Terebinth tree, which provides welcome shade to this and the terrace above. There is a further outside staircase to the third floor terrace.

Entering the property at this level through a traditional wooden door with two opening windows featuring ornate ironwork enabling the windows to be left open, you are greeted by a hall way featuring the rock of the mountain, plumbing for a washing machine, a radiator, and natural stone flooring. The master bedroom with solid `rustic` oak flooring, wooden ceiling supported by Chestnut beams, has an en-suite bath/shower room with a long deep bath, and a shower and screen fed from the mixer taps. There is a toilet and wash basin with an electric razor point and a radiator. The large bedroom has the plumbing and wiring for aircon, at this point hasn`t been fitted by the owners, as being part underground, and protected from the sun by the tree, the room doesn`t get excessively hot. The room also features a large `walk-in` wardrobe, and also has a radiator. Solid oak flooring also is a feature of this room.

A stone staircase leads to the third level open plan lounge, dining area, kitchen and shower room with toilet, wash basin, shower and radiator. This level once again features the rock of the mountain protruding into the room. The lounge has `rustic` English Oak flooring and a wooden ceiling supported by Chestnut beams, that also has an American `Hunter` silent running antique style ceiling fan that cools in summer, heats in winter and its motor is guaranteed for life!. This room has an aircon unit that uses `Plasmacluster` technology, and also has an Isoniser. The room has a large fireplace, storage cupboard, radiator, and a wooden plinth guest bed under the staircase to the studios on the fourth floor. The fitted kitchen includes a butcher`s block, space for a large refrigerator, built-in electric oven with a ceramic hob and a radiator. Double doors lead out to the balcony that features a full length stone seat, and also benefits from a large stone built barbeque, outside tap, two electric points, and two lights. The Chestnut beamed balcony above has an outdoor Hunter ceiling fan for those days when there is little air movement.

A hand made wooden staircase, with a `minstrels gallery` leads to a lockable door that opens into the entrance hall of the fourth `studio` floor. The hall has a large storage cupboard, a five step stone staircase to the road outside, and a radiator. Both the hall and the studios feature natural stone floors. Each studio has a lockable door for privacy; however, if a family were staying the hall adjoins both rooms. Each studio has a shower room with shower cabinet, toilet, wash basin and radiator. The fitted kitchen area features stainless steel sink and drainer, mini oven and hob, refrigerator, kettle and toaster. There are wardrobes, twin beds and a radiator in each studio. Both have double doors to a balcony that has both electric point and tap, and panoramic views over the village to the sea, and over the mountains. The balconies are separated with an iron door for privacy, which can be opened if both studios are being used by a family. Both balconies have an outdoor light. From the hallway a solid stone small flight of steps leads to an arch shaped door on to the a small lane outside which reveals a small stone plinth raised from the road and housing the aircon units cleverly concealed with foliage and a collection of pots with shrubs. There is also an outside tap, an outdoor light over the door.
