The land is home to 133,20mln EUR (*this estimate is based on PWC 2007 report) worth of above average quality Clay resources. As such, the land can be used for purposes of Clay Production only.

Thus, based on full legal credentials of representing the Owner, we hereby present to Your attention further details of the property as per the study and analyses conducted by PWC and several other relevant Firms for the purposes of fulfilling Real Estate Registry requirements under the German Law. In case of a genuine interest from Your Company`s Part we shall immediately and with no type of further delay, present You to the Owner directly for further negotiations if deemed as pursuable by Your Company.

BACKGROUND

1. 1st Study of the Land was conducted between 1965-69. The main highlights established were that the property consisted considerable clay resources of above average quality, suitable for roof-tile production.
2. Further-on, more regular Studies were regularly conducted for Real Estate Registry purposes.
3. All the details provided here-below are based on the PWC estimates of 2007 as far as the technical data is concerned and PWC April 2, 2009 estimates as far as the necessary investment and the price of the property are concerned. The report has qualified the resources to be best suitable for
• roof-tile production,
• high quality ceramic-based materials for the construction industry,
• recycling and waste management industry (capacity for nuclear waste management has been studied).

HIGHLIGHTS OF THE PROPERTY

1. The volume of Clay layers in the land is at 2,351,600sq/m that otherwise can serve to the production of 36,7mln Tons of Clay at least expectations level. Potentially, this number can be augmented to 47,4mln Tons. This in turn guarantees the operability of the landscape as a clay line for at least 30 years with regular volumes of product output.
2. The clay layer begins at 2-12mr depth from the surface of the land. A chunk of the plot has been dug for 40meters and still not reached to the edge of the resource.
3. The Owner currently holds all the relevant certification and other necessary documentation such as license for exploitation.

MARKET POTENTIAL

1. Location-wise, the mine is in a comparably advantageous position:
 Close to Highway 96;
 At 150 km from Berlin;
 At 180 km from Hamburg;
 At 80km from the Baltic Sea;
 At 5km from East-West A20 Highway;
 Convenient for both internal and external distribution of the final product;
 Close to the railway, it will be necessary to lay a connecting rail.

2. The utilities infrastructure requires minimal additional investment:
 Natural gas distribution utilities are nearby and only connecting infrastructure need be added;
 Water distribution utilities are completely on locus and no additional investment is necessary;
 Being close to key cities and labour force infrastructure (specialized local HR firms), the mine is easily in proximity with future employees.

3. Additional Investment Estimates;
 To set up a production line of 21mln per year capacity (48 employees) – 50,2mln Euros;
 Ceramic-based construction material production line – production line for 10mln pieces per year capacity (27 employees) – 29,6mln Euros;
 Construction of additional connecting infrastructure – 6mln Euros
 Land exploitation price – 6mln Euros;
 License documents – 500,000 Euros;
 Thus, the TOTAL (with VAT included) is 100mln Euros.

THE ASKING PRICE IS 35MLN EUROS.
