room, an extensive covered outdoor seating area, with spiral staircase access to the roof terrace
above the kitchen, two courtyards, and a summer house in the garden. It has been rewired and
had new plumbing installed.
Bedrooms:
Two double rooms upstairs, one single room downstairs. Main bedroom has a single double bed,
built-in cupboards and two large Velux windows with views of the Canigou mountain (at 2785
metres, the highest in the area). The front bedroom has space for two single beds and has a
large south facing window. The downstairs bedroom is off the sitting room, with a window
opening onto the front courtyard.
Bathrooms:
The bathroom downstairs has a bath, toilet, washbasin, heated towel rail and plenty of shelves
and hooks. Upstairs, a shower room with toilet, washbasin, heated towel rail, cupboard and
shelves is situated adjacent to the two bedrooms. Hot water for the two bathrooms is provided by
an environmentally friendly air source heat pump. The house has mains drainage.
Living Room:
Cosy living room at the centre of the house with a woodburning stove. The sitting room gives
access to the kitchen, downstairs bedroom, bathroom and the stairwell which is fitted with an air
conditioning unit. Large French doors open out from the living room onto the back courtyard
adjacent to the covered walkway.
Kitchen/diner:
The kitchen has extensive solid wood work surfaces arranged in an L configuration and an
island, all on cabinets fitted with painted oak doors. Equipment includes an electric
oven/microwave/grill, gas hob, fridge/freezer, dishwasher and double sink and there is extensive
cupboard space in a corner unit and under the worktops. The dining area takes a table seating
6/8 and beyond this there is a comfortable sitting area with space for a 3 seat sofa, coffee table
and two armchairs. The front door leads onto the south courtyard whilst two large French
windows give access to the covered walkway around the house, the kitchen courtyard and the
spiral staircase to the terrace.

Outdoors:
There is a roof terrace with views of the Canigou. At ground floor level there are covered tiled
sitting areas and a terrace surrounding the house. The garden is laid to lawn and there would be
plenty of space for a swimming pool or outbuildings. An outdoor water supply (free) piped from
the village goes into a 300 litre tank for watering the garden.
Studio/Workshop/Summer house:
There is a wooden workshop which can also serve as extra sleeping accommodation in the
garden, and there is space for other outbuildings subject to planning permission.
Directions:
Please note, to access the house you park in a small lane 200 meters from the house and walk
down the path. The rear garden gate gives access or alternatively, park in the village and walk 400
yards along the path to the front door. It is not possible to drive directly into the garden.
Local facilities:
Maureillas has a bakery, a nursery and a primary school, a small supermarket, a butcher, a
pharmacy, a take-away pizzeria, two bars and two restaurants. Larger supermarkets, restaurants,
bars and a wider selection of shops can be found at Ceret or Le Boulou, both less than 10
minutes by car. Perpignan is a beautiful cosmopolitan city 30 minutes drive from Maureillas with
cinemas,theatres, markets and a wide range of shops and museums. A frequent bus service links
the village with Ceret and Perpignan.
The region:
A traditional French village of about 3000 inhabitants, Maureillas lies in the southernmost valley
in France and is ideally situated to take advantage of all that the wonderful sun drenched
Pyrenees Orientales region has to offer. Home to Europe’s largest wine growing industry, local
farms also specialize in producing cherries, peaches, apricots and kiwi fruit. Walking and hiking,
mountain biking, swimming (either at the nearby Lac de Saint Jean or at beautiful sandy
Mediterranean beaches such as Argeles and Le Racou just 30 minutes drive away), tennis, water
sports, skiing (local ski resorts at Font Romeu and Les Angles are just an hour and fifty minutes
away) and many other attractions are within easy reach. The delightful nearby town of Ceret
boasts a renowned museum of modern art (Picasso, Chagall and Dufy, amongst many others,
worked in the town), a lively Saturday market and street festivals all year round. .
Getting there:
Local airports are Perpignan (40 minutes), Girona (1 hour), Barcelona (2.25 hours), Beziers (1.5
hours), Carcasonne (1.5 hours) and Montpellier (2 hours) by car and high speed TGV trains go
directly to Perpignan from Paris, Lille and Barcelona. Access to the A9 motorway (from
Montpellier to Barcelona) is less than 10 minutes away at Le Boulou.
