Basic and construction information
A house brought to your attention is located
in periphery of age-old czech town of
Kouřim 35 kilometers from Prague. The
town is attractive by its hilly landscape and
ancient buildings. The house is detached.
Built-up area is 590m2. Brick-built house.
For buliding was used `superterm` type of
brick 49cm wide. Internal compartments are
built with combination of brick and HEB
blocks. Bridging is made of `Stroll` hollow-
core precast panels. The roof area is 1000
m2. Its tiled with `portugal` tile. House
perimeter is constructed with reinforced
concrete construction, its area is 500 m2.
Roof framework is made of steel. An unique
self-sustaining roof construction was
developed with participation of italian design
studio Luka de Beza. The roof is equipped
with a drainage main. There are 21
windows on the roof and 17 of them are
`bulls eye` type. Windows are worked up
with copper covers, as well as round tower
roof. Every window of the first and the
second floor have a forced construction with
swiss produced bulletproof glass. Stairs has
a reinforced concrete structure also.

Interior
All the walls are plastered. A plaster and
other finishing parts of interior used in
trimming are produced by Or�c Decor
(Belgium). Windows parapets are made of
natural stone. Balcony balusters � hand
riveting. Hall walls are trimmed with natural
stone also. First floor is floored with ceramic
boards. Second and third floor trimmed with
parquetry. All the doors in the house are
wood. Sauna stove output is 10.5 kW. The
sauna is boarded with sequoia. Central
lamp in the form of concave pyramid is
made of stained glass. Billiard room is
equipped with bar counter with a sink, a
fridge, a cooker, dishwashing machine, up-
opening fireplace. The first floor living room
is equipped with fireplace also. The
swimming pool of 180t, length 12m, width
6m, depth 1.5 � 2.5m is equipped with
rolling thermo cover. It has additional pool
for automatic water level equalization with
floor lever. Walls in the swimming pool room
are decorated with artificial marble. This
room has a double ceiling with internal
ventilation. Heating of the house is
organized with 3 low-condensation boilers
(each 16 kW) produced in Germany. First
floor is heated by water floor heating
second and the third floors are
heated by combined floor and walls heating
systems. The house is connected to the gas
supply network. Chosen temperature will be
supported by automatic regulation system
with option of differentiating to zones and
long-term programming with a glance of
external air temperature. There is a
electricity transforming station with the
house. Its also has a treatment facility with
water diversion canal. The building is
equipped with internal and external security
alarm system. There are also fire alarm
system, perimeter defense system and
entrance control system. All the material
used in construction are certified and
certificates are attached.

The ground
Total ground area: 19 117 m2. There are a
five years old lawn and an orchard with
mature trees: pear trees (9), apple trees
(20), circassian walnut (5), cherry (7),
mulberry (2), apricot (2). Besides fruitful
trees there are some decorative trees: pines
(14), linden (10), yew (14), cactus (8),
spruce (30). There is also a small house (60
m2) with basement and a road which leads
to central entrance gate. The ground is
equipped with several drainage lines and 3
circuits of powerful watering systems. An
artificial reservoir with waterfall, which is
made of natural stone, is located on the
ground. Water supply is provided by 2 wells:
the first of 40m of depth and efficiency of
7m3 per day and the second with 84m of
depth and efficiency of 15m3. There are 17
lightning points on the ground. Its fenced
with metal-plastic panels Axis made in
France. Along the fence 400 cedars are
planted. This building in aggregate of
technical and architecture qualities is
