LOCATION
Beautiful vineyard , located near Velika Ludina , Croatia. Located on a hillside that sits at 250 meters
above sea level , facing the south east. Skoruški Brijeg (Skoruški hill) is a sunny hill that does not get any
hail or storm , it`s sunny side on which the vineyard sits makes the vines have a great yield every year.
The orientation also makes for a great and unobstructed view of the local region `Moslavina`.

STRUCTURE AND LAND
The 5 acres ( 2 hectares) of land are encompassed by fencing all round the property. There are 4
structures on the land , 3 of which are weekend houses which include planning permission. The other
one is a fully functional concrete wine cellar that sits halfway down in the ground. The position of the
wine cellar makes for very low temperatures while the fermentation process takes place. The wine cellar
comes equipped with inox rust-free barrels and all the equipment needed for mushing and fermenting the
wine. Two of the weekend houses need advanced renovations , while the other one needs finishing.

VINES
There are 1500 cultivated adult vines on the land that produce great yield. The types of vines will be
disclosed upon contact. The majority of vines are white wine vines.

UTILLITIES
The weekend houses currently do not posses electricity , but they all have access to the grid. The
vineyard is at a very accessible location and is connected with a fully paved road.

TOURISM
The vineyard has great potential for wine making/tourism , a branch that is currently blooming in the
