This double lot slice of rural New Brunswick is 23 kms from Moncton City limits, on a year-round, well maintained, paved road. The driveway is but 20 minutes to Costco in northeast Moncton through a countryside drive with only one, yes 1, stop sign, and that one is 3 kms from home. Keep your eyes open for wildlife enroute, after all, this is rural NB. Yankee Brook, a tributary of the Bouctouche River, as well as several small artisan streams, cut through this property. In fact that brook separates the lower, at one time, cleared section of approximately 25 acres of lush, fertile soil from the 100 acres of forest north of it. There is a trail/woods road for quick access to the rear of the property just a ½ km to the west of the driveway.

That driveway is short and fairly steep to take you to one of the highest points for miles around. This is where the house and previous homestead stood before it burned to the ground. The driveway runs north off the east/west road, Route 485. To the west of the old foundation is a long steep hill where neighbourhood children have come for years to slide down in the winter. Keep plenty of hot chocolate on hand. From here you can look down on the cleared acres to the north and view the church steeple in the closest town, Saint Paul, a mere 8 kms away. Yup, 5 miles. That is the distance to the fire hall. That will help keep your insurance rates low. The local convenience store, Hilltop Variety, pumps gas and diesel, sells liquor and has ovens for Pizza Shack.

The well is also fed by an artesian stream and is but 50’ deep. The septic tank was new in 1994. There is a salvageable 24’x 36’ barn which is set on cinder blocks atop a 4” thick concrete slab. Beside that is a 24’x48’ concrete slab that was never built upon. The rocks that came from the homestead’s original foundation, and are pictured in the photos from that era, still remain on site.
A 9’ high basement that had been built under the home remains, one may want to consult with those knowledgeable about such matters before repurposing or filling the site. A few apple trees have taken hold on the hill and the cleared acreage is now spotted with conifers of varying species and age. Some of those are harvestable for lumber.

Now that the picture has been painted, what are the realities? Call an electrical contractor to have temporary construction service brought to the property. Merely a mast with a ground and a box with breakers to give you the electrical for your camper or mobile home. The relatively new and wired hydro pole half way up the driveway further eases that task. Run a few sections of sewage pipe from your temporary dwelling to tie into the original, serviceable septic line. Shock the well and hook up a jet pump to bring you water. With such a prolific water supply feeding the shallow well, you could run a d/c, or an a/c powered unit for a pump. If you’re planning on an off grid lifestyle, d/c is the answer. The barn can be adapted to store your supplies and personal effects.

Can the basement of the old house be used as a root cellar?
At one time the eastern 4 acres was cedar fenced for horses and 7 acres on the west side of the house was electrically fenced for the same animals. The roadside garage, on the 4 acre side, had been repurposed as a horse stable. It too has been neglected but the bones are still intact and completely resurrectable. The chicken coop on the back of the barn may be recovered also, but that would depend upon your own abilities and vision.

One issue here is if you’re looking for a mortgage, most banks will not consider holding one on a piece of land. Where there’s a will there’s a way. There are prefab home builders nearby, including a local one specialising in log home construction and excavators even closer than the fire station.
