We offer for sale real estate situated in the city of Smolyan, neighborhood Raykovo. At the moment the plot has an area of 5786 sq.m. We have signed preliminary contract as of art. 15 for purchase of more 580 sq.m., which is part of 1027 sq.m. Municipal land � green area, for the amount of 36 160 BGN without VAT. It is possible to be bought more 350 sq.m., which is possessed by private entity �it is in the east part and nobody else can buy it because there is no entrance to it except through my land. The plot has many advantages. The city of Smolyan is situated on terrain with length 18 km, the plot is in the middle of these 18 km. It has excellent location � it is on the main street which connects the three big neighborhoods in the city of Smolyan, it is on the crossroad for the new border station with Greece in the village of Arda, the road to the existing boarder station in Zlatograd passes just next to the plot. The plot is flat. According to our information because of the specific relief in our town it is difficult to find plot with similar characteristics.
Planned investments for the project:

Rent option � we also rent the specified plot. The rent price for built up sq.m. is 8 euro per month. The rent contract should be at least for 20 years, and it should be without termination right for the first 15 years because the investment for the construction shall cost around 1 500 000 BGN. I suggest prepayment of the rent for the first 8 years and the rent price per sq.m. than shall be 6 euro monthly and with that amount we shall construct the building. The construction can start immediately after your agreement and when you requirements are fulfilled.
