The subject property consists of two large
contiguous parcels of land totaling 685.702
acres as per certificate issued from the
Registrar of Lands. Approximately 85 acres
are low lying with wet Savannah. This is of
great advantage as a year round source of
ground water for agro-processing. The
balance of land is gently undulating black
and red soil over a lime-rock base of some 6
to 8 feet in depth. For the most part the
property is mostly thicket with some low
growth broad-leaf forest which is easy to
clear. The land is by road 5 miles form the
Corozal Commercial Free Zone, 5 miles
from Corozal Town and from Consejo, and
is 5 miles directly south of the Chetumal
Airport in Mexico. It is ideally centered to
provide the necessary infrastructure to
assist in the expansion of tourism,
residential retirement, Free Zone growth
and a hub for connection to elsewhere in
the country and far beyond. The property
touches on the San Jomal Road which in-
turn gives access along a road right-of-way
to Four Mile Lagoon, just to the west of the
subject lands. This lagoon connects directly
to the Rio Hondo River entering Chetumal
Bay and Corozal Bay. From the Four Mile
Lagoon one can boat directly to the
Commercial Free Zone across the lagoon
about half a mile, or by boat arriving in
Chetumal or go directly to Ambergis Caye,
San Pedro and the Barrier Reef. From a
tourism stand point, the facility can offer
tours of many kinds as well as river or reef
fishing. The property is large enough to
support Golf, Nature Walks, Horseback
Riding, Bird-Watching and a host of other
natural interests. Nearby there is the
excavated Maya ruins of Santa Rita in
Corozal Town; Cerros Maya Ruin across
form Corozal Town. Sarteneja Village
makes an interesting short tour of a Mayan
Fishing Village with the world-famous
adjacent butterfly Farm. The subject
property can truly be a gateway to Central
American Business, Investment, Resort
Entertainment and major Tourism.
