Tropical features:

Floor plan and design: This home was architecturally designed for the tropics and open air living. The main house features an open floor plan with stacked ventilation to cool the house naturally. Both houses have a split-unit air-conditioning system, however it is rarely needed. Wrap around verandas and ventilation (over 300 square ft) with large overhangs minimizing the impact of the heat from the sun, this allows open air living during the rainy season.

Concrete design: The houses were engineered and constructed for strength with hurricanes and tropical storms in mind. Both houses are poured concrete and steel construction. The main house is built on 16 columns with are designed to withstand the most severe weather. The guest house is built to the same standards with enclosed columns for garage/laundry area.

Windows and doors: Most of the windows and doors are imported from the U.S. and are made of high quality vinyl with isolated glass for low maintenance and energy efficiency. The pass-through window in the kitchen is a custom made commercial unit of anodized aluminum, just like the one McDonalds uses.

Hurricane shutters: All of the non-fixed windows on the upper level are protected by `hurricane shutters` which are manufactured in Florida. By design, these shutters allow for privacy, do not impede the views and offer hurricane protection, if necessary.

Cedar ceilings: All of the flat ceilings in the main house are made of local cedar with tong and groove design. Not only are these ceilings beautiful but they naturally repelling most insects such as termites, scorpions, etc.

Maintenance: Limited amounts of wood, coupled with concrete construction, vinyl windows and doors greatly reduces the amount of maintenance required on this home.

Security: The security features allow for open air living without security concerns, burglar bars that disappear into the blinds are on all windows through out the main level. Exterior screen doors are constructed of hard wood with welded steel crossbars giving the appearance of French doors rather than security doors. Due to these features, you can sleep with all windows and doors open. All of the beach level doors are also secured.

Back-up generator: A 7.5 kW butane fueled generator is hard wired to the main electrical system and located in the utility room as back-up use, in the event of a loss of electricity.

Water system: A 2,500 gallon rain catchments cistern is used year round and is supplemented with city water during the dry season or periods of high usage.

Furnishing:
Furniture is included with this house, which is all of the interior and outdoor furniture currently shown in both houses. A complete detailed list will be provided prior to closing.

Appliances:
In the main house the kitchen has an LG brushed stainless side-by-side refrigerator/freezer with indoor water and ice maker, Jenn-air down draft range with conventional oven, microwave and Whirlpool dishwasher. The guest house includes a full sized refrigerator, microwave and oven. Also full size washer and dryer is located inside the garage.
