Podere Palazzina is an about 400 years old house that has been restored completely to its original heritage. It lies in a little valley by itself with a beautiful view over the hills of the Fiora Valley and close to the Bolsena Lake.
Reaching Palazzina you will get stunned by the dimension of the house, all made in tuff stone, as well as the rock wall it is built on. Almost 3.000 years ago, the Etruscans dug out the several caves by the sides of the house, places with a magical atmosphere.

Ground floor:_Entering the ground floor apartment, you will appreciate the luminosity of this space and the attention given to utilizing the traditional materials, such as terracotta tiles, wood and tuff stone. From the comfortable kitchen you can reach two bedrooms and two bathrooms.

First floor: You can reach the first floor from an inner stair or from the outdoor one; here you will enter in the vast living room of the second apartment, at the end of which you will find the open space kitchen; here, as well, you will find three large and bright bedrooms, 2 of which are connected by a small passage, and a big bathroom.

Second floor: On the second floor there are two bedrooms with a loft, a living room, a kitchen and a bathroom with shower. From this room two doors lead to the upper garden (8000 square meters).

The rooms are decorated in the typical style of the Toscana, with terracotta floor and floor heating in all rooms, to cater also for the more cool month of the year. The sixty centimeter thick walls insure cool temperature even in the hottest of summer days.
There are several sun-terraces situated around the house and the salt water swimming pool.

Heating: The `Pyromat Eco`, a high-tech wood fired boiler, controlled automatically by the `Ecotronic` computer, is the heart of the heating system, and needs to be lit in winter on average only every 2 days for 4 hours, consuming 1/3m� wood and making this a very economic way of heating the house. The solar panels (16) contribute on sunny days and help save up to 40% of heating costs. As a third option there is the Gas boiler, the easiest way of heating, however the most expensive.

The roof : The ecologic aerated insulated roof keeps the building cool in summer and warm in winter

The ancient wine cellar(Cantina) is accessed from the ground floor as from the second floor

Outside the house there are spacious sun terraces, the picturesque old pizza oven, where bread and pizza were baked daily for 30 people, numerous caves dating back to the Etruscan times, and the swimming pool.

The `Stalla`, so called because once it was a cowshed, has recently been restructured and offers now a charming large room with tuff stones walls, wooden roof and wooden floor. Attached is another room and a bathroom.

Water: There are three water sources.
1. 120m deep tube-well with solar pump filling storage tanks
2. Public water
3. A well situated in an old cave, filled by an ancient system collecting rain water

Location:Podere Palazzina is extremly conveniently located between Etruscan scenery, the Lake of Bolsena and the Sea, halfway between Florence and Rome. Most Etruscan sites lie within 10 minutes of each other in the `Valley of the River Fiora` around the villages of Sovana, Sorano, Pitigliano and Saturnia. It is the place to have unforgettable excursions.
